The design process begins with a home consultation to get a feel for the space and a thorough understanding of your lifestyle and design preferences. We will discuss colour, floor finishes, window treatments, furniture requirements and any elements you may wish to retain or replace in order to achieve your ultimate objectives within your budget. Thereafter a follow up appointment to present my ideas in the form of a mood board. Once you are completely happy with the design, I will assist you in bringing the various elements together or oversee the entire project management on your behalf.
Home Staging/Property Styling

FIRST IMPRESSIONS COUNT – in order for a property to stand out from the competition, it must have the WOW factor that buyers are looking for.
The Home Staging process starts with an Initial Home Staging Consultation whereby I do a room by room and kerb appeal assessment of your property. I will give you verbal advice and suggestions throughout the consultation on decor, furniture, any de-cluttering/cleaning or repairs required.
The consultation can be followed up with a Home Staging Advice Report which comprises a detailed written report summarising all the points discussed at the initial consultation and includes a list of products/suppliers/pricing and recommendations for hiring local tradesmen. All the information necessary for D0-It-Yourself Home Staging is provided in this report.
Clients have the option of carrying out the work themselves as detailed in the report or full project management by myself.
DOES HOME STAGING WORK?
Poor presentation is one of the main reasons properties fail to sell timeously at close to the asking price. Staging is all about showing a property at its absolute best to appeal to the largest number of potential buyers. While staging will not increase the value of a property, it will result in a quicker sale at a better price and will prevent the seller from having to reduce the original price while the property stays on the market unsold.
Staging a property before it is listed is therefore a wise business decision and eliminates the risk of not making that vital first impression on any potential buyers.
Buyers fall in love with a property because they can imagine themselves living there and are attracted by the lifestyle appeal of the property. A property that is ready to move into will grab the buyers attention and provide peace of mind knowing that all repairs and updates have already been done and they do not need to invest more money into the property.
CAN I STAGE MY OWN HOME AND SAVE MONEY?
As a homeowner you cannot objectively style your home because you have an emotional attachment and you simply don’t see the flaws because you have lived with them for some time and cannot see past them.
A home stager is able to look at the property objectively and correct any flaws to enhance the positive features of your home.
The staging process begins with the seller emotionally detaching themselves in order to turn a home back into a house. This is followed by de-cluttering and de-personalising which could include repairing, replacing and cleaning where appropriate. The property is then styled to show off its best features.
HOW MUCH WORK DO I NEED TO DO ON MY OWN PROPERTY?
Every property is unique. Some will require more costly work while others simply need de-cluttering, a change in furniture layout or some finishing touches to add that WOW factor.
SHOULD I STAGE MY HOME BEFORE I PUT IT ON THE MARKET?
Home Staging should ideally be completed before you decide to list your property with an estate agent. Doing so will create a strong first impression and it is more likely to be marketed at a better price.
If your property has been on the market for some time and there has been little interest, home staging can provide an alternative to a price reduction.
